You should aim to inspect your sash windows every year and, ideally, get a qualified professional to inspect the whole house every four or five years. If you neglect your sash window the problems you’re likely to be confronted with are:
- Cracked and flaking paintwork- as a guide the outside of the windows should be re-painted every five to eight years. Windows in direct sunlight for most of the day may need more frequent decoration.
- Sticking windows- usually the result of careless replacement of staff bead, following repair or re-cording or it could be a build-up of paint which needs to be removed.
- Failed putty and broken glass panes- these are relatively straight forward to replace.
- Broken cords- careless painting of sash cords makes them brittle. The sun also dries original wax sash cords causing them to break and sashes can come crashing down without warning.
Timber decay, particularly to the bottom sash rails- two part fillers are vital for minor decay and surface flaws where the strength of the timber is unaffected.
