As it’s Halloween we have decided to scare you with some of the building control requirements you must adhere to when changing your windows!!..Only joking, we have tried to explain requirements below in a nut shell and help everyone understand things a little clearer.
Building Regulations and FENSA- What is it all about?
Since 1st April 2002 Building Regulations have applied to all replacement windows and doors.
It’s best to use an Installer registered with the relevant Competent Person Scheme (FENSA being the well-known one) who will be approved to carry out the work to comply with building regulations without involving Local Authority Building Control, making life easier for you. On completion you will receive a certificate showing the work was done by a registered Installer. Keep this certificate safe as your solicitor will request this if you move. Alternatively, you could use an unregistered Installer, in which case approval must be sought from the relevant Building Control Body. They will check the replacement window(s) or door(s) for compliance and, if satisfied, issue a certificate of compliance.
Windows and doors must comply with Building Regulations in relation to the amount of heat that can pass through the glass and framework as well as other specific documents we will discuss in a later blog. This is measured as a U-Value and is met by using appropriate glass, gas and spacer bar configurations together with frame sizes as stated in document Part L1b of the Building Regulations.
